Hyatt House Hyatt Place East Moline, IL.
Director of Development / Owners Representative

This 98,000 sq. ft. project was the first brand new, ground up dual flag Hyatt property built in the United States. The project included 233 total guest rooms and custom lobby and roof top bar. This project included owner direct procurement of in building systems, complete management of the FFE and OSE as well as management of the Design team, Construction Manager, Equity Partners, Lenders and other related parties.

Hilton Garden Inn New Haven, CT.
Director of Development / Owners Representative

As Owners Representative for SpinOlympia New Haven LLC, I selected the Design team and Construction Manager through RFP creation, receipt, evaluation and other due diligence efforts. I guided the Design team and Construction Manager through design documents and Preconstruction efforts including estimates at Schematic Design, Design Development and Construction Documents. I managed an abbreviated value management process at Construction Documents, negotiated schedules and contracts and delivered a complete final GMP at budget to the owner investors. Through design, I created total project budgets and estimates for the project including all aspects of the project including sunk costs, soft costs, construction costs, owner direct procurement items and FFE. This project was unfortunately put on hold prior to bank financing due to the market impact of COVID-19.

After suffering from an accidental fire, this project included complete management of the selective demolition and fire/smoke restoration, restoring the building to its original beauty. This project also included multiple and various improvements to the existing building to improve acoustic and energy performance of the building. This project included owner direct procurement of in building systems, complete management of the FFE and OSE as well as management of the Insurance Company, Insurance Adjuster, Design team, Construction Manager, Lenders and other related parties.

This project involved the demolition of existing and new construction of twelve new boutique luxury hospitality units at the award winning, Cape Elizabeth property. The Cove Suites each offer a master bedroom with en suite, second bedroom, spacious living space and outdoor decks.

Director of Development / Owners Representative

As Owners Representative for G.L Rogers and The Olympia Companies, I guided the Design team and Construction Manager through design documents and Preconstruction efforts including estimates at Schematic Design, Design Development and Construction Documents. Managed an extensive value management process. Due to continued cost and financing pressures, I also managed a competitive bid process for this project including vetting and creating a CM shortlist, creation of bid RFP, instructions to bidders, receipt and management of bid RFI process and receipt and complete evaluation of respondent’s proposals and bids. Through design, I created total project budgets and estimates for the project including all aspects of the project including sunk costs, soft costs, construction costs, owner direct procurement items and FFE. West Rosemary Hotel Chapel Hill, NC. - Director of Development / Owners Representative

Supported the feasibility and due diligence efforts for this potential five story Hotel. Following execution of a PSA, I bid and procured all necessary services to complete due diligence including ESA, survey, hazardous material testing and evaluation and geotechnical services. During the due diligence efforts, I vetted and created a shortlist of potential Design firms and Construction Managers through RFP creation and management. I managed and supported the Design team through multiple site and feasibility studies including multiple potential hospitality flag options and structural configurations. I managed the Design team through Schematic Design and received six SD level proposals from local Construction Managers which were leveled and presented to the owner/investors in an effort to secure financing.

Hyatt Place Old Port Portland
Project Manager

This 80,000 sq. ft., 131 key hotel is located in the Old-Port district of downtown Portland Maine. The construction process included a prefabricated exterior rain screen system. The facility includes a pool, bar, meeting space, outdoor seventh floor decks and a retail space.

Glen House Hotel Mt. Washington, NH. Director of Development / Owners Representative

This four story, wood framed and panelized project sits at the base of Mt. Washington. The project included sixty-eight total guest rooms, a custom lobby and bar. This project included owner direct procurement of in building systems, complete management of the FFE and OSE as well as management of the Design team, Construction Manager, Equity Partners, Lenders and other related parties.

EDUCATIONAL - CAMPUS

Colby College Museum of Art Project Manager

Construction of a 26,000 sq. ft., 3-story addition to provide space for 464 new works of art, exhibitions, studios, art storage and offices; design features a unique curtain-wall system connected to the existing museum façade. Renovations to the existing building include M/E/P upgrades and infrastructure reconfiguration to accommodate the new addition.

Bates College Boathouse - Project Manager

This 12,000 sq. ft., project included demolition of the existing Bates College Rowing building and the construction of a new state of the art, Timber framed boathouse including boat storage, team and locker rooms and mechanics/shop space.

Jackson Laboratory Importation/Isolation Facility Project Engineer

22,500 sq. ft. importation/isolation facility used to receive new test specimens before introducing them into a sterile laboratory environment; includes cryopreservation storage, laboratory and support areas, animal distribution facilities, and a locker room.

Bates College Campus Avenue Housing — Project Manager 

This 90,000 sq. ft., project included the demolition of eleven residential buildings on two separate city blocks, relocation and renovation of existing campus space for a college program run from one of the residences and the construction of two new state of the art residence halls. Housed in the new residence halls are new homes for the campus Mail/Package, Bookstore/Retail and Post and Print operations. 

Bates College Dining Facility Project Engineer

This 60,000 sq. ft., 950-seat dining facility is home to Bates’ primary campus kitchen, catering operations, campus dining center with multiple server stations and a student lounge. Facility was built to LEED Silver Certification standards.

As Director of Construction and Operations at Portland Foreside Development Company , I was responsible for providing leadership and structure to all development operations and providing support to the managing partners, V.P. of Finance, company controller and other department heads. I was responsible for development and implementation of processes and procedures supporting the planning and delivery of major construction and development projects.

State of Maine Penobscot Judicial Center Project Engineer

New 101,000 sq. ft. courthouse, consolidating several courts into one facility with state-of-the-art technology and security. Project involved a challenging waterfront site in the heart of downtown Bangor. Project was built to LEED Silver standards.

Maine Health Corporate Headquarters Assistant Project Manager

Conversion of a 1940s building into 90,000 sq. ft. of Class A office space. The central core   of the building was removed to create a dramatic atrium to maximize natural light throughout the building. Consigli managed the procurement of custom furniture package.

Portland Foreside Development Co. Headquarters Owners Representative

Complete Owner’s Representative and Owner’s Project Management services for fitout of 17,000 sq. ft. corporate office space. Owner’s Project Management services included bid, procurement and oversight of all Operational and Informational technology systems including infrastructure, security and low voltage systems.

Alpha One Headquarters Owners Representative

Owner’s Project Management services included bid, procurement and oversight of all Operational and Informational technology systems including infrastructure, security and low voltage systems. Sun Life & Fullscope RMS HeadquartersOwners Representative

On behalf of the Landlord, acted as the Owner’s Representative and Owner’s Project Manager for this 75,000 sq. ft. office fitout.

Twelve RestaurantOwners Representative

On behalf of the Landlord, acted as the Owner’s Representative and Owner’s Project Manager for this 3,000 sq. ft. luxury restaurant fitout. Services included full Design Team and design management, bid, procurement and oversight of all Operational and Informational technology systems including infrastructure, security and low voltage systems. Creation of Owner’s development budget and schedule including all operational activities. Management of Construction Manager through construction and closeout and delivery of all closeout materials and training.
